What is a House & Land Package?
A House & Land Package is a package that is prepared by CSB Homes that combines a block of land, a suitable house design and list of inclusions. House & Land Packages are usually split into two contracts – a land contract and a building contract. The two components of the are presented as a single package, to enable clients the opportunity to assess the details on any of our house and land packages easily.
What is a House & Land Package?
House & Land Packages are beneficial for clients as they allow:
- Clients to have access to exclusive Builders land allocations and pricing
- Less Stamp Duty is payable*, as stamp duty is only applicable on the land component of the house and land package
- Certainty in the type of house that you will be able to build on a particular block of land that is under a house and land package
Can House & Land Packages be Modified?
Our house & land packages are essentially a starting point in our client’s home build journey. They present various options for prospective clients about what we can build on any block of land. The reality is that the perfect package does not exist straight away. As part of our It’s Personal approach, we encourage our clients to create their own packages. This can be done by discussing your new home build requirements with a member of our sales staff, and allow them to curate your very own house and land package that suits your needs.
How do I Secure a House & Land Package?
Once you have worked with our team to develop a package that suits your needs, an initial deposit of between $1,000 – $3,000* is all that is required to secure your package price and block for a period of 21 days. Within these 21 days, you will work with our team to finalise and accept your Quotation Tender and subsequently sign our Preliminary Agreement & Building Contract to finalise your house & land package. Step-By-Step Guide
Standard Floor Plans
Work with our sales team to choose a package that best suits your lifestyle. We are able to tailor our package inclusions to suit your budget and requirements.
Make sure your finances are in order. Obtain a pre-approval of your loan requirements before going on with the next step. Speak with your broker/ lender about SPLIT LAND and CONSTRUCTION LOANS. This will ensure you have the funds to settle on the land and later receive the funds to start construction.
Sign a Sales Advice on the package you choose and pay a non-refundable deposit of $ 1,000. This deposit will remove the land off the market for a period of 21 days, allow you to receive a copy of the land contract, a sketch of your preferred design plotted within the lot parameters and a Quotation Tender. It is important to be in contact with your nominated solicitor/ conveyancer during this stage to discuss the Land Contract with them. They will review the terms and conditions of the Land Contract and advise you independently on any restrictions or conditions which affect the property.
Your Quotation Tender will be presented to you in person. You will have 7 days to accept this tender. Upon acceptance, a further non-refundable deposit of $2,500 is required to be paid and the Tender price will hold firm for a period of 30 days. Our staff at the CSB Homes administration office will then contact you to book a contract signing appointment. This appointment should be made for a day within 14 days from your Quotation Tender date.
At this appointment, you will be required to enter into our Preliminary Agreement and pay a deposit towards early works (i.e. non-building works required to achieve Development Approval). The deposit amount under the Preliminary Agreement is calculated as 5% of your total Tender price less the $3,500 already paid in steps 3 and 4 above. You will also sign your building contract documents, which will detail all of the terms and conditions related to the building works that CSB will carry out once you have Development Approval and construction is ready to commence.
Within fourteen (14) days of your Quotation Tender date, you must have signed the land contract, paid the 5% or 10% of the land contract price as a deposit to your solicitor / conveyancer and signed the Preliminary Agreement and Building Contract
Five business days after signing your Building Contract, the cooling off period under your building contract expires and the land contract will be exchanged. At this point the land contract, preliminary agreement and building contract are binding, and you have successfully secured your House and Land Package. You can now move forward with our process to developing your plans.
You will be invited to meet our in-house designer for a one-hour design consultation. During this meeting you will discuss your design and any further amendments or variations you may be considering to the layout. You should take advantage of our designer’s expertise and ask for advice as to any further changes, including any upgrades that you may be thinking of. If your the land is registered, a contour survey will be ordered to assist with developing your plans.
Our designer will incorporate all the changes requested from this design consultation into the sketch and present it to you for the final layout approval. Once the floor plan has been approved, an Elevation Sketch is prepared and this is also presented to you for your approval.
Attend a PART A Colour Selection appointment with our colour consultant. This is where you will be able to choose the external colours of your new home: bricks, gutter, downpipes, roof tiles, windows, garage door, main entrance door etc. from our extensive range.
At this point, we have obtained all the information we need for our designer to complete full scale architectural plans. Once complete, we engage the services of our external consultants; Engineer, energy assessors, Sydney Water, Council and certifiers to prepare other documents required for Development approval.
Once Development Approval has been obtained, a certificate of Home Warranty Insurance is obtained, and your Building Contract kicks in. Following receipt of a Letter of Commencement from your bank, construction works are commenced.
