The Housing Industry Association (HIA) research shows that it is cheaper per square metre to knockdown and re-build (KDR) than renovating. It is important to note that a KDR means everything is brand new from the bottom up.

One of the many reasons home owners decide to do a KDR is because they want to avoid starting fresh in a different area, still having their current neighbours, shops, clubs and schools all within proximity.

Our quality homes come with energy and water efficient appliances, gaining the CSB Homes quality assurance stamp of approval. When you knock down and re-build on your current site there is no stamp duty to be paid, plus you save money on real estate commissions and property transfer duty.

Our experienced KDR team have been involved in KDR construction for may years, specialising in demolition of the old home, negotiating with different councils for approvals, design and construction through to the magic moment when you are presented with the keys to your new CSB Home.

Our step-by-step guides have been prepared to provide you with an insight on your Knock Down & Rebuild journey with CSB Homes. From initial sales consultant to your obligation free site inspection and through to building contracts, our experienced team are here to guide you every step of the way.

Step-By-Step Guide

Standard Floor Plans

Work with our sales team to work on a house design and list of inclusions that suit your lifestyle and budget. Sign a Sales Advice and pay a non-refundable deposit of $5,000. This deposit will allow CSB Homes to begin working on your custom home design. During this time, our sales team will request any land information you have available, to assist us in preparing an accurate estimate for the construction of your new home and to assist our designer with creating your design. Our team will offer to complete a complimentary site inspection, to ascertain any site constraints that need to be factored into the pricing for your new home.

Our sales team will capture the requirements you have discussed regarding your new home build and will instruct our in-house designer to begin working on your preliminary sketch and siting. During this time, our team will also start reviewing the land documents you have provided, in preparation for providing you with a formal Quotation Tender.

Make sure your finances are in order. Obtain a pre-approval of your loan requirements before going on with the next step.

If required, once the sketch has been prepared by our designer, you will be invited to a design consultation to discuss the changes made and to allow any further changes to be incorporated both into the design and quotation tender. Following this design consultation, our designer will finalise your custom design and our sales team will begin working on and preparing your Quotation Tender.

Your Quotation Tender will be presented to you in person. You will have 7 days to accept this tender. Upon acceptance, a further non-refundable deposit of $2,000 is required to be paid and the Tender price will hold firm for a period of 30 days. Our staff at the CSB Homes administration office will then contact you to book a contract signing appointment. This appointment should be made for a day within 14 days from the Quotation Tender date.

At this appointment, you will be required to enter into our Preliminary Agreement and pay a deposit towards the early works (i.e. non-building works required to achieve Development Approval). The deposit amount under the Preliminary Agreement is calculated as 5% of your total Tender price less the $7,000 already paid in steps 2 and 5 above. You will also sign your building contract documents, which will detail all of the terms and conditions related to the building works that CSB will carry out once you have Development Approval and construction is ready to commence.

Five business days after signing your Building Contract, the cooling off period under your building contract expires. At this point, the preliminary agreement and building contract are binding, and you can now move forward with our process to developing your plans.

You will have one further opportunity to make minor changes to your design before proceeding to colour selections. This may include a further design consultation, depending on your requirements. During this meeting you will discuss your design and any further amendments or variations you may be considering to the layout. You should take advantage of our designer’s expertise and ask for advice as to any further changes, including any upgrades that you may be thinking of.

Our designer will incorporate all the changes requested from this design consultation into the sketch and present it to you for the final layout approval. Once the floor plan has been approved, an Elevation Sketch is prepared and this is also presented to you for your approval.

Attend a PART A Colour Selection appointment with our colour consultant. This is where you will be able to choose the external colours of your new home: bricks, gutter, downpipes, roof tiles, windows, garage door, main entrance door etc. from our extensive range.

At this point, we have obtained all the information we need for our designer to complete full scale architectural plans. Once complete, we engage the services of our external consultants; Engineer, energy assessors, Sydney Water, Council and certifiers to prepare other documents required for Development approval. If your design has already been approved however has since been modified, we will apply for a modification of the development approval to reflect the new design.

Once Development Approval has been obtained, a certificate of Home Warranty Insurance is obtained, and your Building Contract kicks in. Following receipt of a Letter of Commencement from your bank, construction works are commenced.
